I would say you would have to be granted them as a "gift" first. Those types of gifts are handed down from the Father. But, it aso takes great work! What I wonder about is if these have to just be something you have or something you cultivate? I mean I think the obvious thing is to say that you can cultivate these and that you will have to cultivate these. But I have noticed that some people just have all three of these.  I would say in some ways it takes some luck and grunt work as well.  I think you nailed them.
